Our Beach Houses in and Around Cabo San Lucas

Real properties from our collection rather than illustrative examples. The important distinction in Cabo San Lucas is which side of the point you are on: Médano faces the bay and is swimmable, Pedregal faces the open Pacific and is not.

On Médano Beach — the swimmable side

Villa Marena 18 (5 bedrooms, sleeps 10) sits directly above Médano with a private path down to the sand, walkable to the marina and the restaurants. Hacienda Penthouse 2503 (4 bedrooms, sleeps 8) is the beachfront penthouse option on the same stretch, with Hacienda Beach Club’s pools, dining and spa below. These two are the answer for anyone who wants to swim off the beach and walk to dinner.

In Pedregal — beachfront, but not for swimming

Pedregal is the gated hillside beside downtown, five minutes from the marina by taxi, with the best sunset views in Cabo. The beach below it has a strong shore break and is for walking, not swimming — guests swim in the villa pool or drive round to Médano.

Villa La Datcha (10 bedrooms, sleeps 20) is the largest, with a spa wing. Villa Marcella (5 bedrooms, sleeps 14) and Villa Pacifica (5 bedrooms, sleeps 8) are the beachfront five-bedrooms; Pacifica adds a steam room and deliberately sleeps only 8 across its five rooms. Casa Keller (5 bedrooms, sleeps 10) has two pools.

Hillside Pedregal, for the view rather than the sand

Two newer houses are worth knowing about if the group is large and the view matters more than beach access. Casa Picasso (8 bedrooms, sleeps 26) is a new build with a three-tier infinity pool that has a glass-bottom section, a rooftop terrace, and a celebration room with a full bar, a 98-inch screen and a dance floor. Casa de Karma (8 bedrooms, sleeps 16) spreads across four hillside lots, which buys a bocce court, two ocean-view fire pits and a swim-up bar on top of the infinity pool. Neither is on the sand.

A short drive out — where the swimming actually is

If a swimmable beach is the priority, the Corridor is worth the ten to twenty minutes. Villa Palma and Villa Mareas (10 bedrooms, sleeps 24) are two neighbouring houses on one of the few genuinely swimmable stretches on the Corridor, in gated Cabo Bello; either can be booked on its own. Casa Hidalgo (12 bedrooms, sleeps 32) is the largest beachfront estate we hold in Los Cabos, three separate houses on one property with a tennis court, and it permits events.
