Pedregal beach is a short walk for the view and the sunset, but this is open Pacific water with a strong shore break and it is not a swimming beach. Guests swim in the infinity pool, or drive round to Medano Beach on the bay side.

Casa de Karma is an eight-bedroom villa spread across four hillside lots in Pedregal, sleeping up to sixteen in en-suite rooms. Contemporary Mediterranean in style, it pairs a custom infinity pool and swim-up bar with a bocce court, two ocean-view fire pits, a home gym and a steam room. Downtown Cabo San Lucas is about five minutes away by taxi.

01 — Indoor Living

Open, layered interiors

Contemporary Mediterranean throughout: beamed ceilings, stone flooring, warm earthy finishes. The main living room carries a 15-ft vaulted ceiling and pocket glass doors that open the whole space to the ocean breeze.

The gourmet kitchen is backed by a separate butler kitchen, which is the detail that makes private-chef service work here without staff and guests sharing one counter. A dining table seats twelve or more, and a wet bar has seating and an HDTV.

A recently remodelled home gym and steam room sit alongside. Air conditioning and ceiling fans, a water purification system, and a washer and dryer run throughout.

02 — Outdoor & Pool

Designed for the day outside

The custom infinity pool is the centre of the house, with covered terraces and a central island for lounging, a swim-up bar, and a Jacuzzi-style hot tub beside it.

Beyond the pool terrace the four lots carry a bocce court and two ocean-view fire pits with bench seating, which is where a group of sixteen ends up on cooler evenings. There is a gas BBQ and patio dining area, and lounge chairs, daybeds, hammocks and outdoor sofas spread across the grounds, plus a private yard and garden and parking for several vehicles.

03 — Bedrooms

Sleeping for 16

Eight en-suite bedrooms sleeping sixteen. Seven have king beds, namely Paloma (the primary), El Corazon, Agave, Penca, Hijuelos, Margarita and Tahona Suite 2, and Tahona Suite 1 has two doubles. Six of the eight have an in-room safe.

Several open onto pool or ocean views with their own patio or outdoor seating. Paloma adds a tub and an outdoor shower, Agave and Penca each have a patio with a hammock, Tahona Suite 1 has a bar, a wine fridge and a private outdoor bathroom, and Margarita looks over the ocean and the bocce court.
