Vast open-concept living and dining areas with walls of windows keeping the ocean and marina in view. The dining table seats fourteen to sixteen, with a separate formal dining room positioned for the view. Beyond the main spaces there is a well-equipped exercise room, a game room and a dry sauna. Contemporary decor and high-end finishes throughout, with air conditioning and Wi-Fi. The layout works for large-group entertaining and still offers quiet corners.

An infinity-edge pool reading out toward the Pacific, with a spacious jacuzzi alongside and several fire pits set among comfortable seating. Generous terraces and shaded lounges wrap the living spaces, giving a group of sixteen a choice of sun, shade and dining. The elevated position makes the terraces the centre of the house. For swimming it is the pool and jacuzzi rather than the water below.

Montanas has a king with terrace. Estrella has two queens with terrace. Alba, the junior primary, has a king with shower and tub. Playa has two queens with terrace. Oceana has a king with terrace. A downstairs bunk room holds two full-and-twin bunks with a shared shower bathroom, which handles children in one place.
