Casa Picasso is a new-build eight-bedroom villa in Pedregal, the gated hillside community beside Cabo San Lucas. What separates it from the other large houses on this hill is capacity that holds up under scrutiny: twenty-six guests across twenty-six fixed beds, spread over three king rooms, four rooms with two queens each, and an eighth with a queen and a double. Eight full bathrooms and a powder room serve them.

The house is built across several levels around a three-tier pool that drops to an infinity edge, with a glass-bottom section and bar seating in the water. Indoors, a dedicated celebration room with a 98-inch screen, a full bar, a poker table, billiards and a dance floor sits apart from the main living room, so a late night for some of the group does not become a late night for all of it. Construction, furnishings and finishes are all new.

01 — Indoor Living

Open, layered interiors

The living room is built around a 65-inch screen, an electric fireplace and seating scaled to the size of the group rather than to a photograph. The kitchen is professionally equipped and opens to a formal dining room. The celebration room is the space that decides bookings here: a 98-inch screen, a full bar, a poker table, billiards, a dance floor, and furniture that moves, so event rentals can be brought in without fighting the layout. Smart televisions, high-speed Wi-Fi, a premium sound system and air conditioning run throughout. A sauna and steam room sit off the wellness area, yoga mats are provided, and dumbbells and kettlebells come out on request.

02 — Outdoor & Pool

Designed for the day outside

The pool steps down the slope in three tiers to an infinity edge, with a glass-bottom section, a tanning ledge, chaise loungers set in shallow water, and bar seating for anyone who would rather not get out. Terraces run at several levels: shaded outdoor living and dining for meals, open decks for sun, and a rooftop terrace that takes the full sweep of the view. Several bedrooms open onto private balconies. The community tennis, pickleball and basketball courts, and the courtside restaurant, are a short way around the hill.

Eight bedrooms dressed in hotel-grade linen, with eight full bathrooms and a powder room. Three rooms have king beds, four have two queens each, and the eighth pairs a queen with a double, giving twenty-six sleeping places in fixed beds. Most bathrooms have walk-in showers and one has a bathtub. Several bedrooms open onto private terraces or step straight outside.
