Most people planning a Punta Mita trip start by looking at villas, then notice the condos and wonder whether they are missing something. They are not a lesser version of a villa. They are a different way to stay, and for the right group they are the better one. This guide explains the difference, when each makes sense, and how Punta Mita’s condo communities compare.
The short answer
Choose a condo if your group is one family or a few couples, you plan to spend your days at the beach clubs, on the golf course or out on the water, and you want a comfortable, well-positioned base rather than a house to run. Choose a villa if you want a whole private property, a private pool as standard, a larger staff, or more bedrooms than a condo offers.
What a Punta Mita condo gives you
- The same location. Most condo communities are inside the gated Punta Mita resort, close to the beach clubs, the two Jack Nicklaus golf courses and the resort restaurants.
- A manageable size. Most condos have three or four bedrooms and sleep six to ten guests. A few larger penthouses and residences sleep up to 16.
- Less to manage. Many condos list a golf cart and daily housekeeping, and some include a cook. What is included varies by residence and is stated on each listing.
- Shared amenities. Many condos have a private plunge or infinity pool on the terrace as well as community pools and gardens.
When a villa is the better choice
If your group is larger than ten or twelve, if you want a full-time chef and staff, or if privacy matters more than convenience, a private villa is usually the better fit. The condo communities compared
Hacienda de Mita
The condo community closest to the sand, near the El Anclote surf break and a short walk from Punta de Mita village. Several residences are listed as beachfront; others sit a row back with ocean views. Three and four bedrooms, sleeping up to eight. TAU Residences
The newest community, at the tip of the peninsula on the Bahia golf course. Every home is a three-bedroom condo, many with a private plunge or infinity pool and views over the fairways to the bay. El Encanto
An elevated community with wide ocean and golf views. It is not beachfront, so guests reach the sand through the beach clubs. Condos of three and four bedrooms, alongside a few larger villas. Examples: El Encanto Condo 401 and Penthouse Vista Encanto. See every El Encanto home.
Las Marietas

Las Terrazas

Surf Residences

Bolongo
The one community outside the Punta Mita gates, in the town of Punta de Mita. It is gated and modern, with most homes facing the ocean and its own pools and beach club, but stays here do not include Punta Mita resort membership. Costs and what to check before you book
Rates for condos, like villas, depend on your dates, the length of stay and what is included, so we confirm them in writing for your dates rather than publishing a single number. Two things are worth asking about for any Punta Mita stay:
- Resort access. Inside the gates, beach clubs, golf and other facilities are reached through the membership attached to each residence, and Club Punta Mita now charges rental guests an access fee. Our guide to the Punta Mita resort access fee explains how it works.
- Meals. Where a cook is included, guests usually cover groceries; full private-chef service is arranged separately.

Frequently asked questions
Are Punta Mita condos inside the resort?
Most are. Hacienda de Mita, TAU Residences, El Encanto, Las Marietas, Las Terrazas and Surf Residences are inside the gated resort. Bolongo is just outside, in Punta de Mita.
Are there beachfront condos in Punta Mita?
A few. Several Hacienda de Mita residences are listed as beachfront, and individual units in other communities are listed as oceanfront. Most condos are elevated with ocean or golf views. Each listing states its exact position.
How many people can a condo sleep?
Most sleep six to ten. The Surf Residences homes sleep up to 16, and the larger Las Marietas penthouses up to 13.
Can we book two condos in the same community?
