Guests booking a Punta Mita villa for 2026 keep asking us the same question, usually after someone has mentioned it in passing: is there a resort fee? There is now, it is new, and it is worth understanding before you choose a property rather than after.
Here is the short version, written from the booking side rather than the resort side.
The one-paragraph answer
From 6 January 2026, Club Punta Mita charges rental guests a one-time access fee to use the resort facilities – the beach clubs, the golf courses, the tennis and fitness centre. It is USD $66.70 per adult and USD $40.02 per child aged 5 to 12, all taxes and service included. Children under five are free. It covers the entire stay up to 30 days, not each night. Whether it is built into your rental rate or billed to you separately depends entirely on which property you book.
Why it exists
Punta Mita homeowners hold an annual club membership. Until the end of 2025 that membership carried through to anyone staying in the residence, renters included – you booked a villa and the club access came with it, invisibly. From January 2026 the membership covers the owner and their personal guests only, and only when the owner is actually there. Rented stays now pay their own way in.
What this means when you compare properties
This is the part that matters commercially, and it is the reason we are writing it down.
The resort sends the payment link to the homeowner or property manager, and that person decides whether the owner absorbs the fee or passes it to the guest. So two villas advertised at a similar nightly rate can land very differently: one includes club access in what you already paid, the other adds several hundred dollars for a group of eight before anyone has set foot on a beach club lounger.
In our experience the pattern runs roughly along property size – larger villas more often absorb it, condos and smaller residences more often pass it on – but it is set property by property, not by any rule. It is a fair question to ask about any Punta Mita rental, ours included, and we answer it plainly for every property we represent.
What the fee covers depends on the residence
The fee grants access according to the membership type assigned to that specific residence – Premier Golf, Sport, or Residence Member. It is not one uniform level of access across the resort. If golf is the reason you are coming, confirm what the residence’s membership actually includes before you book; the fee alone does not guarantee course access at every property.
Practical details that affect your first day
- It is paid before arrival. The payment runs through the owner or property manager once the guest declaration is filed, so your guest list is needed in advance – full names and ages.
- Two access cards are issued per stay, not one per guest. Extra cards cost MXN $250. For a large group, plan how you will use them.
- Cards are collected in person at the Punta Mita Properties Offices, which close at 18:00 on weekdays and 17:00 at weekends, and shut between 14:00 and 15:00. A late Saturday arrival means collecting on Sunday.
- The gym charges separately at reception. The access fee does not cover it.
- Everyone must be pre-registered with the HOA before arrival.
Is it worth paying?
For most groups, yes – but it depends on how you intend to spend the week. If your plan is the villa, its pool and the odd dinner out, you can have an excellent stay without ever using a club facility, and the fee is optional in the sense that you can decline it. If the beach clubs, the Jack Nicklaus courses or the tennis centre are part of why you chose Punta Mita, it is a modest one-time cost against the rest of the trip, and there are no minimum spends once you are inside the clubs.
What we would not recommend is discovering it at the gate. A group of eight adults arriving to an unexpected USD $533.60 is a bad start to a holiday, and it is entirely avoidable by asking one question at the enquiry stage.
Ask us before you book
For any Punta Mita property we represent we will tell you, before you commit: whether the access fee is included in the rate or charged separately, what the residence’s membership type covers, and what the total comes to for your exact party. If a property includes it, we will say so – it is a genuine advantage and worth knowing about.
