Christmas in Punta Mita: Villas, Timing and What to Book Early

Punta Mita is one of the few Mexican destinations that was effectively built for the festive fortnight. It is a gated peninsula rather than a town — roughly 45 minutes north of Puerto Vallarta airport — and almost everything inside the gates is a large staffed private estate rather than a hotel room. For families who travel as a group of twenty and want to spend a week together without booking out a floor of a resort, that is the whole proposition.

Why the peninsula suits the festive week

Three things separate Punta Mita from the rest of the Mexican Pacific at Christmas.
The first is scale of house. This is estate country — Casa Tau holds twelve bedrooms and 28 guests in Ranchos Estates, and Casa Familia takes the same number across eleven. Very few destinations can put an extended family of that size under one roof with full staff.
The second is that it is gated and self-contained. Children can move between the pool, the beach and the golf carts without anyone driving anywhere, which matters more over a two-week stay with three generations than it does on a long weekend.
The third is December itself. The dry season is properly established, and humpbacks arrive in Banderas Bay from roughly December through March — which means whale watching is a genuine morning activity over the holidays rather than a summer-brochure promise.

Choosing by group size

Large family groups: 20 to 28 guests

Casa Tau and Casa Familia both take 28 in Ranchos Estates. Casa del Faro is ten bedrooms oceanfront in La Punta Estates, sleeping 24.
The one worth understanding properly is Las Casitas in Kupuri: twelve bedrooms arranged as three separate four-bedroom casitas around a shared infinity pool. For three families travelling together it removes the argument about who gets the primary suite, because each family effectively has its own house. Over Christmas that is worth more than another thousand square feet.

Mid-size groups: 18 to 22 guests

Casa de Casas is seven bedrooms for 22 in La Punta Estates. La Vida Dulce takes 20 across eight bedrooms in El Banco, and Villa Vatule is a six-bedroom oceanfront estate for the same number.
Villa Casamia is worth a look for groups with younger children — a six-bedroom Kupuri house over Litibu Bay with a dedicated bunk suite.

Smaller groups: 14 to 20 guests

You do not need an eleven-bedroom estate to have a good Christmas here. Casa Patron sleeps 20 in five bedrooms in Iyari, and Surf Residences 121 is a five-bedroom oceanfront residence for 16. These also tend to hold availability later than the big estates.

Where on the peninsula

The estates divide into distinct communities, and the difference is mostly about how close you are to the water and how much land sits around the house. Ranchos Estates and La Punta Estates hold the largest oceanfront properties. Kupuri sits over Litibu Bay on the quieter northern side. Lagos del Mar and Las Marietas are closer in and generally better value, and Porta Fortuna and Iyari hold the smaller residences.

What to lock in early

The villa is the first thing to secure, but it is not the only thing that runs out over the festive fortnight.
Private chefs are booked out first — the good ones are spoken for months ahead, and Christmas Eve and New Year’s Eve dinners are the two hardest nights to fill. Golf tee times on the peninsula’s two courses get tight over the holidays. Boat charters for whale watching and the Marietas Islands should be held before you arrive, not arranged from the villa. And airport transfers on 23, 24 and 26 December are the days the roads from Puerto Vallarta are worst.

How far ahead to book

The largest oceanfront estates — the ten-to-twelve-bedroom houses — are commonly taken nine to twelve months ahead, and a proportion never reach the open market at all because the same families rebook year after year.
Below that, the picture is more forgiving than most people assume.
