They look similar in photographs and are quite different in practice — in how self-contained they are, how close the water is, and how much driving your week involves. The short version
Punta Cana for choice and the shortest airport transfer. Casa de Campo for a self-contained estate where you stop driving. Cap Cana for newer architecture and the best odds of actually being on the water. Punta Cana
The largest and most varied of the three, on the eastern tip of the island. Punta Cana is not one place but a series of gated communities — Corales, Arrecife, Hacienda, Tortuga, La Cana and others — set around golf courses and beach clubs, with Punta Cana International Airport a short drive away. It has the broadest range of villa sizes in the Dominican Republic and the shortest transfer of the three.

Casa de Campo
A large private resort estate near La Romana on the south coast, and the most self-contained option. Everything is inside the gates: golf, the marina, restaurants, the beach, and the villas themselves, which sit across named neighbourhoods such as Barranca, El Batey, Las Palmas, Costa Verde and the golf villas. You move around by golf cart. It suits groups who want to arrive and stop driving.

Cap Cana
The smallest and generally the most expensive of the three, immediately south of Punta Cana. Cap Cana is a gated marina-and-golf community with a strong concentration of newer, architecturally ambitious villas, and it holds a higher proportion of genuinely oceanfront properties than anywhere else in the country.

How to choose between them
Ask how much you want to drive. Casa de Campo is a closed world — golf, marina, restaurants and beach inside one gate, navigated by golf cart — and for a family that wants to arrive and stay put, nothing else comes close. Punta Cana and Cap Cana are gated too, but you drive between the community, the beach clubs and dinner.
Then ask about the water. Only eleven villas in the whole country are genuinely beachfront or oceanfront, and Cap Cana holds four of them despite being the smallest area. If being on the water matters more than anything else, start there.

Check the specific property: beachfront, oceanfront, ocean view and community beach access describe different arrangements. Beach-club access does not mean the villa sits on the sand.
