The Dominican Republic offers estate-style options for large groups, but the right choice depends on the bedroom configuration, shared spaces and transport arrangements. Start with your guest list and compare specific properties rather than relying on an advertised headline capacity.

The two largest

Royale Estate – 15-Bedroom Villa — fifteen bedrooms, sleeps 34, in Punta Cana. The largest villa in our collection anywhere outside Zermatt, and the only property in the Caribbean we represent that takes a group in the thirties under one roof. Royale Estate

Arrecife Estate — thirteen bedrooms, sleeps 30, also Punta Cana. Arrecife Luxury Estate

For a wedding party, a milestone birthday or three or four families travelling together, these two are effectively the shortlist in the Caribbean at that size.

Sleeping 20 to 22

Examples to compare: Founders Villa Eden Roc (11 bedrooms, Cap Cana) and Villa Arrecife 24/25 (9 bedrooms, Punta Cana).

Note how many of these are in Punta Cana and Cap Cana rather than Casa de Campo: the newer communities built larger. If your group is twenty-plus, those two areas are where to look.

Sleeping 16 to 18

Examples to compare: Blue Oasis (8 bedrooms, Cap Cana) and Chez Moi (7 bedrooms, Punta Cana).

Sleeping 14

Examples to compare: Villa Las Ondas (7 bedrooms, Punta Cana) and Villa Corales 114 (6 bedrooms, Punta Cana).

Bedrooms, not headline capacity

The Dominican Republic makes this trap unusually easy to fall into, because several villas carry high guest counts on modest bedroom counts. One Punta Cana villa sleeps 16 across four bedrooms; another sleeps 16 across eight. Those are completely different holidays at a similar headline price, and the difference only becomes obvious on arrival.

Write the group down as units before you shortlist — how many couples, how many children, who genuinely shares, whether anyone needs a ground-floor room — then filter on bedrooms first and capacity second. We will do this with you in one conversation.

Why the format suits big groups

All three Dominican Republic areas are gated communities rather than towns, which turns out to matter a great deal at this size. Staff, chefs, golf carts, security and beach-club access are part of the infrastructure rather than something you assemble. In Casa de Campo in particular, a group of twenty can move around the estate by golf cart without a single transfer being arranged.

Large group capacity does not guarantee a waterfront position. Check the specific property’s beach-access description before promising direct beach access to your group.

Getting a large group there

Punta Cana International is the closest airport to both Punta Cana and Cap Cana, with wide direct service from North America and Europe — which for a group of thirty arriving on different flights is a significant practical advantage over most Caribbean islands, where everyone connects through somewhere. Casa de Campo has La Romana closer by, with Punta Cana a longer drive.

Our concierge coordinates arrivals, transfers, chefs and golf as part of the booking.

Above 34 guests

Take two villas in the same community. Punta Cana and Casa de Campo both have enough density that neighbouring properties are genuinely neighbouring, and one chef and one concierge can work across both. Tell us the full group size at the outset and we will propose the pair rather than stretching one house.

Book early, and book direct

Two villas in the country sleep 30 or more. For fixed dates over the festive fortnight or a wedding weekend, that is decided by when you commit. We book every villa directly: no platform fees, one point of contact. Send your dates, bedroom requirement and the shape of the group.

Frequently asked questions

What is the largest villa in the Dominican Republic?

Royale Estate in Punta Cana — fifteen bedrooms sleeping 34. Arrecife Estate follows with thirteen bedrooms for 30.

How many Dominican Republic villas sleep 20 or more?

Check the current Dominican Republic listings for your group size, and confirm the approved occupancy and bedroom configuration with our team.

Can we book a villa for 40 people?

Not under one roof. We pair two villas in the same gated community and run one chef and one concierge across both.

Are the large villas on the beach?

Generally no. Eleven villas in the country are beachfront or oceanfront and none of the very largest are among them; the big estates sit inside golf communities with beach-club access.

Which area is best for a large group?

Punta Cana and Cap Cana have the largest villas. Casa de Campo is the easiest to move a big group around once you arrive, because the whole estate runs on golf carts.
