01 — Indoor Living

Open, layered interiors

The main level opens to a grand ocean-view lounge and an elegant dining area, with a fully equipped semi-professional kitchen the chef works from. A wine cellar sits off the entertaining space, and a dedicated TV room on the ground floor gives a second, quieter living area — useful when a group of twenty splits between generations.

A yoga studio, a steam room and a premium sound system round out the interior. Air conditioning runs throughout, and Starlink satellite internet covers the whole property, which matters here more than it would closer to Cancún.

02 — Outdoor & Pool

Designed for the day outside

The outdoor space is the reason to book this villa. An expansive oceanfront swimming pool faces the water, with a lounge area set into the pool itself and surrounded by it. Beyond the pool, a private beach club sits on the villa’s own stretch of sand with loungers, umbrellas and beach towels.

An outdoor bar, outdoor dining, a fire pit, an outdoor shower and an outdoor bathroom support long days outside, and a rooftop terrace catches the sunset. Complimentary kayaks and paddleboards are available for exploring the coastline, and there is a beach volleyball court. The reef offshore keeps the water in front calm enough to swim and snorkel directly from the sand.

Villa Tiburón sleeps 20 across eight sleeping spaces on three levels — six bedrooms plus a TV room and a separate outbuilding, which the owner counts as bedrooms seven and eight.

The master suite on level two has a king bed, a private plunge pool on its balcony, a dressing room, an ensuite with a shower under a skylight, and a private steam room. Bedroom 6, also on level two, has a king bed and a dressing room. On level one, Bedroom 2 has a king bed and an ocean-view balcony; Bedroom 3 has two queen beds, an ocean-view balcony and a dressing room; Bedrooms 4 and 5 each have two double beds, a balcony and a dressing room, with jungle views from Bedroom 4. All six have ensuite bathrooms, air conditioning and blackout shades.

The ground-floor TV room adds two single sofa beds with its own ensuite shower, and the outbuilding holds two bunk beds sleeping four, with air conditioning and a TV. Both are genuine sleeping spaces but are not conventional ensuite bedrooms — worth confirming with guests when a party of twenty is splitting rooms.
