01 — Indoor Living

Open, layered interiors

Indoor and outdoor living and dining areas run together across the main house, with the ocean in view from the principal rooms. The kitchen is fully equipped — dishwasher, ice maker, juicer, coffee maker and grinder, toaster oven, and a margarita maker — and is set up for the chef rather than for guests to cook around.

A home movie theatre and a wine cellar sit off the main living space, and the entertainment room holds a pool table and foosball. Central air conditioning and ceiling fans run throughout, with satellite TV and Wi-Fi across the property. The villa is wheelchair accessible.

02 — Outdoor & Pool

Designed for the day outside

A large private swimming pool sits at the centre of the outdoor space, wrapped by a covered arcaded terrace with lounge seating and an outdoor dining area, and framed by palms and lawn with the sea beyond. The covered terrace runs the length of the house, so there is shade through the day without leaving the water.

Beyond the pool the villa has its own private waterfront area with direct beach access, sun loungers, beach chairs and umbrellas. A cocktail deck faces the water, and a six-person hot tub sits outside alongside a BBQ and grill and an outdoor shower.

An outdoor bar and games room adds billiards, darts, an Xbox, a foosball table and a minibar. On the water, the villa provides one kayak, three stand-up paddleboards, snorkel equipment and a water volleyball net — the reef offshore keeps the water calm enough to use them from the beach.

03 — Bedrooms

Sleeping for 20

Palacio de Mar sleeps 20 across eight bedrooms in four buildings. Unlike many villas quoting eight, all eight here are true bedrooms with their own beds — the count is not padded with sofa beds or bunks.

Main house: the master on the first floor has a king bed, an ensuite with a shower and a copper freestanding tub, electric curtains and an ocean-view terrace with seating. Bedroom 2 on the ground floor and Bedroom 3 on the first floor each have a king bed, an ensuite shower and an oceanfront view.

Guest house: Bedroom 4 (king) and Bedroom 5 (twin beds) each have independent entrances and share an ensuite bathroom between them — worth allocating deliberately when the group splits. Bedroom 6 on the ground floor has two king beds, its own ensuite shower, an independent entrance, a kitchenette with refrigerator and stove, and a dining table seating four.

Studios: Bedrooms 7 and 8 are ground-floor apartment-style units with independent entrances, ensuite showers, mini bars and coffee makers. Bedroom 7 has a king bed plus two single beds; Bedroom 8 has a king.

Every room has air conditioning, a ceiling fan, a safety box, bathrobes, organic toiletries, a TV and Wi-Fi.

Puerto Morelos is the first town south of Cancún International Airport on Mexico's Riviera Maya, and the shortest transfer on the coast — roughly twenty to thirty minutes door to door. It is still a working fishing village: low-rise, built around a small square with a leaning lighthouse, and noticeably quieter than Playa del Carmen or Tulum. The reef sits a few hundred metres offshore, close enough that the swimming is calm and the snorkelling starts from the beach.

How are the eight bedrooms arranged?

Across four buildings. The main house holds the master and two further bedrooms; the guest house holds three bedrooms, each with an independent entrance; and two apartment-style studios hold the remaining two, also with their own entrances. All eight are true bedrooms with beds — the count is not made up with sofa beds. Note that guest house Bedrooms 4 and 5 share an ensuite bathroom between them.

What does the included chef service cover?

Twelve hours of private chef service per day is included, along with a chef’s assistant. Groceries are not included — they are billed at cost plus a 20% shopping fee. Additional chef hours beyond the included twelve can be arranged at extra charge. Daily housekeeping, a gardener and a bilingual concierge are also included.

Is Palacio de Mar suitable for several families travelling together?

That is what the layout is built for. Four separate buildings with independent entrances let a party of twenty split into households with their own front doors, while sharing the waterfront, the dining areas and the chef. Bedroom 6 in the guest house adds a kitchenette and a dining table for four, so one group can operate semi-independently.
