00 — Overview

Villa Nazar and Villa Persia sit next door to each other in Pedregal and book together as a single estate: nine suites, ten bathrooms and twenty-two guests across roughly 7,100 square feet. The point of the arrangement is that each house keeps its own living areas, kitchen, pools and terraces, so two families, or a wedding party and its parents, can be together all day and still have separate front doors at night. Between them there are three pools. Persia is single-level and newly built; Nazar is multi-level with a detached casita. Both look out over the Pacific, with the lights of Cabo San Lucas below in the evening. One honest note about the setting: the beach at the foot of this side of Pedregal is good for walking and beachcombing, but the Pacific swell makes it unsafe for swimming. Guests swim in the pools, or at Medano Beach under a mile away.

01 — Indoor Living

Open, layered interiors

Two complete houses rather than one large one. Each has its own open living space, full kitchen, air conditioning and Wi-Fi, so a group can gather in one and retreat to the other. Persia's four suites all carry Smart TVs, and its primary has a freestanding tub and a desk. Nazar's fifth suite is a detached casita with its own kitchen, terrace, television and seating. Persia is single-level; Nazar has stairs between levels, which is worth knowing when you allocate rooms.

02 — Outdoor & Pool

Designed for the day outside

Three private pools across the two properties, two at Nazar and one at Persia, with jacuzzis, lounging areas and fire features oriented at the Pacific. Persia adds an outdoor fireplace, outdoor dining and terrace speakers; Nazar has a fire pit and a barbecue and grill area with shaded lounging. Evenings are built around the fire with Cabo San Lucas lit up below.

03 — Bedrooms

Sleeping for 22

Nine suites and ten bathrooms sleeping twenty-two. Villa Nazar brings five: a king primary with ocean view and terrace, a queen with ocean view and terrace, a further queen with terrace, a twin-bedded room with pool access, and the detached casita with a queen, its own kitchen and its own entrance. Villa Persia brings four: a king primary with ocean view and a freestanding tub, a second king, and two rooms with a pair of queens each. Every room has a private bathroom.
