00 — Overview

Casa Edwards was the first private residence built in Palmilla, which gives it something none of the newer estates on this coast can manufacture. It sits in the gated Bahia Rocas enclave beside Villas del Mar, steps from the One and Only Palmilla and the Jack Nicklaus course, and cascades down the hillside toward the sand. Eight suites sleep sixteen across 8.5 bathrooms. The architecture is the old Los Cabos idiom done properly, whitewashed walls, red-tiled roofs and Mexican tilework, rather than the white-box contemporary that dominates the newer builds. Terraces step down through lush planting and palms to an infinity-edge pool, a palapa bar, two gas fire pits, a jacuzzi and a lawn, with the Sea of Cortez and the golden sand of Palmilla Beach in front. Inside there is a large private gym, a sauna and a steam room.

Open, layered interiors

Whitewashed walls, red-tiled roofs and colourful Mexican tilework across spacious living and dining areas, with a gourmet kitchen and a substantial private gym. A sauna and steam room sit within the house. High-speed Wi-Fi and refined but warm decor throughout. The finish is deliberately traditional, which is the point of a house that predates every other private residence in Palmilla.

02 — Outdoor & Pool

Designed for the day outside

Terraces cascade down the hillside through lush landscaping and palms toward the beach, with panoramic views over the Sea of Cortez and the golden sand below. An infinity-edge pool, an outdoor palapa bar, two gas fire pits, a jacuzzi and a large lawn, with several separate lounging and dining areas. The lawn is unusual on this coast and useful for children or a marquee. Whales pass offshore in season.

03 — Bedrooms

Sleeping for 16

Eight suites sleeping sixteen across 8.5 bathrooms. Five carry king beds with ocean views or direct oceanfront exposure, each with a terrace and a private bathroom. One queen suite has an ocean view, a terrace and a private bathroom. Two further suites hold two twin beds each with private bathrooms, one with an ocean view and terrace and one facing the garden. The two twin rooms are what make the house work for a family rather than only for couples.
