Open, layered interiors
Limestone floors and floor-to-ceiling windows keep the elevated view present through the whole main level rather than framing it in one room. The dining area is sited to catch the breeze that comes up off the bluff, which makes outdoor-adjacent dining comfortable later into the afternoon than at sea level. The media room sits apart from the main living space, and connectivity is strong enough to support anyone working part of the trip.
02 — Outdoor & Pool
Designed for the day outside
The infinity pool is the centre of gravity, and the bluff’s elevation makes the vanishing edge read far more convincingly than it does on a flat coastal lot. Terraces and shaded seating are distributed around the property rather than concentrated on one deck, and mature planting screens the neighbouring lots. There is a barbecue and an outdoor dining setting for groups that want to eat outside every night.

All five bedrooms are king suites with en-suite bathrooms and water views — a consistency the larger houses nearby do not offer, where configurations are mixed. Only in the pool. The villa sits above a rocky shoreline with no beach access — that is the trade for the elevation and the view. We will happily suggest a beachfront alternative if that is the priority.
