St Barts is an island of small villas. Most sleep eight or ten, a good number sleep twelve, and the number that take more than sixteen can be counted on one hand. If your group is large, the shortlist is short — and over the peak weeks it is timing rather than preference that decides which one you get.
The largest on the island
Estate Palmier Royale — eleven bedrooms, sleeps 22, at Mont Jean. The biggest property in our St Barts collection by a wide margin, and effectively the only single-roof answer on the island above eighteen guests.
HVHH — nine bedrooms, sleeps 18, at Lurin, on the hillside above Gouverneur.
Sleeping 15 to 16
Villa Jade — eight bedrooms, sleeps 16, oceanfront at Marigot. Manoir Voltaire — eight bedrooms, 16, oceanfront at Vitet, on the island’s high eastern ground. Villa Ela — eight bedrooms, 15, at Flamands Beach.
Sleeping 13 to 14

Sleeping 12
The deepest tier on the island, and worth scanning even if you think you need fourteen — twelve in six bedrooms is often a better holiday than fourteen in seven.

Above 22 guests: take two villas
There is nothing on St Barts above Estate Palmier Royale, and that is not a gap we can talk around. For a party of twenty-five or thirty, the workable answer is two villas within a few minutes of each other — which the island’s size makes easy — with one chef and one concierge working across both. Several areas have clusters that suit this: Gouverneur has ten villas, St Jean eleven, Marigot and Gustavia seven each.
Say the total group size at the outset and we will propose pairs rather than stretching one house past what it holds.
Bedrooms, not headline capacity
The St Barts trap is that guest counts often assume children sharing. Sixteen guests in eight bedrooms and sixteen in six are different holidays at a similar price. Write the group down as units first — couples, children, who genuinely shares — then filter on bedrooms.
Where to put a large group
Bigger groups are usually mixed groups, and on St Barts that points to the hillside areas with space rather than the walkable ones. Mont Jean, Lurin, Vitet and Marigot hold most of the large villas and all have the room a group of that size needs; nobody walks anywhere on St Barts anyway, so the drive to Gustavia is not a cost.
