Villa Lupe sits in Iyari, one of Punta Mita’s newer gated communities, above Litibu Bay. The views from the terrace and from every bedroom run out over the bay, and Iyari guests have access to Playa Iyari, a soft-sand beach reserved for the community.

The house is on a single level, which makes it easy for families with small children or older guests. Four bedrooms sleep up to eight, each with its own en-suite bathroom and a private ocean-view terrace; there are seven beds in total and four and a half bathrooms. The manager does not publish the bed in each room, so we confirm the setup if you need four kings.

The staff covers the day. A chef prepares a gourmet breakfast and lunch as part of the stay, and dinner can be added for an additional fee. Daily cleaning and housekeeping are included, along with a personal concierge who handles reservations and plans. A private six-seat golf cart is yours for the stay.

Outside, the infinity pool sits on the terrace with a wet bar and a grill, which makes it easy to keep dinner at home, whether you book the chef or cook yourselves. Check-in is from 3 PM and check-out by 11 AM.

What to weigh: Villa Lupe is set above the bay rather than on the sand, so beach time means heading down to Playa Iyari. Dinners are an extra cost if you want the chef in the evening. For a family of up to eight who want ocean views and a simple single-level layout, those are small trade-offs.
