Controlled entry and 24-hour security cover the whole community, which is a large part of why multi-generational groups choose it — children move between the pool, the games lawn and the putting green without leaving the property. Access to Eden Roc Beach Club is included and about eight minutes away. Punta Cana International is roughly twenty minutes by private car, included in the rate; Cap Cana Marina is around twelve minutes, Scape Park about seven, and El Dorado Water Park sits inside the community.

Eight ensuite suites, nine full bathrooms and two half baths, and more than 15,000 square feet of house — Villa Espada is sized for the kind of trip where four or five families travel together and still want their own doors to close. The main house holds the master suite and three further bedrooms; a separate four-room guest wing takes the rest. Every room has its own bathroom and a smart TV, and most use twin XL beds that convert to kings, so the sleeping plan follows the group rather than the other way round.
The rate carries a full household: a private chef who plans menus with you before arrival, a butler who runs reservations and logistics, two maids on daily service, and a driver with private airport transfers included. Food and beverage are billed separately — guests can buy their own groceries at cost, or hand it to the chef at cost plus 15%. The team works in English and Spanish.
A vaulted great room anchors the main house, with a professional kitchen behind it scaled for a chef feeding a full party. There is an indoor game room, a spa room with two massage beds for treatments the butler can arrange, and smart TVs throughout the living spaces and bedrooms.
Two pools serve the estate — one at ground level beside the main terrace, and a rooftop infinity pool set above the fairway — with a sixteen-person hot tub between them. The grounds carry a putting green, a basketball hoop, and a games lawn with ping pong, a pool table, cornhole, giant chess and lawn darts. Two hammocks and covered outdoor dining round it out.
The main house contains four bedrooms: the master with a king, a room beneath it with two twin XL beds that convert to a king, and two streetside rooms on separate floors, each with two queens and a full Murphy bed. The guest wing adds four more, each with two convertible twin XL beds and a twin XL Murphy bed. Every bedroom is ensuite with a smart TV. Sixteen guests sleep one couple to a room; in single occupancy the same eight rooms take twenty-one.
