Villa Amore is in Iyari, one of the gated residential communities within Punta Mita. It is built over two levels, with unobstructed views of the Pacific, and a private paved path takes you down to the beach.

Four bedrooms sleep up to 12 guests. The upstairs master and the downstairs master each have a king bed, a downstairs bedroom has two queens, and the downstairs bunk room has two queens and two twins, with a 98-inch TV that children will find quickly. There are five full bathrooms: four en-suite and one on the main terrace. The owner fits all bedrooms with high-end mattresses and luxury linens.

Outside, the heated plunge pool sits beside four lounge chairs, an outdoor seating area and an outdoor bar and grill, with alfresco dining for ten; indoors the table seats twelve. The house has air conditioning, Sonos speakers, Wi-Fi, satellite TV, a triple-process water purification system and an emergency generator.

A chef prepares breakfast and lunch, with groceries charged separately, and housekeeping comes daily. The on-site concierge works during daylight hours, and airport transfers can be added at extra cost. A six-seat golf cart is included, and the Premier Golf Membership opens El Surf Club, the St. Regis Sea Breeze Beach Club, the Kupuri Beach Club, the Pacifico Residents Beach Club and Sufi Ocean Club, plus the fitness center, tennis and pickleball courts and spa; green fees apply on the Bahia and Pacifico courses.

Trade-offs: the plunge pool is small, so real swimming happens at the beach clubs, and dinners are not covered by the chef service. At 12 guests the bunk room is in full use, so the house suits families best.
