Villa Amapas South is a four-bedroom oceanfront villa in Lower Conchas Chinas, on the south side of Puerto Vallarta and less than a mile from downtown. Roughly 7,000 square feet across three levels, with an elevator, a heated infinity pool and full-time staff, for up to ten guests.

The villa sits directly above the water rather than on the sand: the terrace and the infinity pool run to the edge of the rock, with the Pacific immediately below and a sandy beach close by. That is worth knowing before you book — the view and the sound of the water are the point here, and the beach is a walk rather than a step off the terrace.

The architecture is contemporary in its lines with a Mexican hacienda influence underneath: vaulted ceilings, hand-hewn wooden beams and antique doors. The interiors were done by Peter Bowman, a Puerto Vallarta designer named by Architectural Digest among its top 100, and his sense of humour shows in the pieces he chose — among them a five-foot baptismal font.

The main floor holds the living and dining area, a gourmet kitchen, a guest bathroom and one of the guest suites. The upper floor has the master suite and a second guest suite, both looking over the pool to the ocean. The fourth bedroom sits up a private stairway of its own, designed with children in mind, with a private bathroom and terrace.

A fifth bedroom can be added for an additional fee. It has to be confirmed at the time of reservation and paid in advance rather than arranged on arrival.

Open, layered interiors

The living and dining area runs under vaulted ceilings carried on massive hand-hewn beams, opening onto the terrace and the pool beyond. A gourmet kitchen sits alongside, with a guest bathroom on the same floor.

An elevator serves the three levels, which matters in a house built into a hillside above the water.

The interiors are the work of Peter Bowman, a local designer recognised by Architectural Digest among its top 100. Antique doors and a five-foot baptismal font sit alongside the contemporary lines rather than against them.

The heated infinity pool is the centre of the outdoor space, set on a broad terrace that flows straight out of the living and dining area and finishes at the edge of the rock, with the Pacific directly below.

The villa is oceanfront rather than beachfront: the terrace sits above the water, and the sandy beach south of town is close by rather than underfoot. Three of the four bedrooms open to ocean views, two of them with private terraces of their own.
