Makani Kai is a new five-bedroom villa inside the gated Kukuiʻula community, above the old sugar town of Koloa on Kauai's south shore. The ground floor opens through walls of sliding glass to a lanai, private pool and spa, so the living space extends outdoors whenever the weather allows. Five ensuite bedrooms, four in the main house and a separate one-bedroom guest house, sleep fourteen. The ocean is a short drive from the gate.
01 — Indoor Living
Open, layered interiors
The kitchen is built for a full house: a waterfall-edge island with seating along one side, a pro-style range, and a walk-in butler's pantry that keeps the main counters clear. A long dining table sits under a run of pendants, close enough to the island that whoever is cooking stays part of the room. The living room is generous enough to gather everyone in one place, while the separate guest house gives anyone who wants distance their own front door. Central air conditioning runs throughout, ceiling fans turn in nearly every room, and laundry is in the house.
02 — Outdoor & Pool
Designed for the day outside
The whole ground floor is designed to open. Slide the glass back and the great room, the lanai, and the pool and spa run together as one space. Beyond the deck the land falls away into open green, bright and uninterrupted, with room for the sky at the end of the day. The pool and spa are private to the house. There is outdoor seating, a private yard, an outdoor shower and a barbecue. Beach chairs, towels, boogie boards and a cooler are kept for guests to take to the coast.
03 — Bedrooms

Five ensuite bedrooms sleep up to fourteen. The primary suite has a king four-poster, a walk-in closet, and a bathroom with a freestanding tub, dual waterfall showers and its own outdoor shower. Three further king bedrooms each have a full ensuite; one looks toward the ocean, two over the garden. The fifth bedroom holds two twin-over-full bunks with an ensuite bath and sleeps up to six. A powder room serves the main living space.
