Hacienda 21 is a ten-bedroom villa on the town and jungle side of Tulum, built in the hacienda pattern: suites arranged around a central pool and courtyard, so a group of twenty shares one private core. It has 11.5 bathrooms and every bedroom is en-suite.

The owners have recently upgraded the property. New additions include a pickleball court, a sunken firepit lounge, a sauna and spa area, a rooftop lounge, a game room and a dedicated barbecue area. Some of these are not yet in the photo set below, so ask us for current images before you book.

That list changes what the villa is for. With a court, a game room and a sauna on site, a group has enough to do at the house on the days nobody wants to drive, which is what reunions, team off-sites and wellness retreats need. The coast, the cenotes and the ruins are a short drive away; if your group wants to be on the sand, compare the other villas in Tulum.

Open-plan living and dining areas give the group room to gather, with a media lounge and a fully equipped kitchen. The recent upgrade added a game room and a sauna and spa area, so there is somewhere to go in the afternoon heat or after dark besides the pool.

The private pool sits at the centre of the courtyard, with gardens, terraces and outdoor dining around it. New since the upgrade: a pickleball court, a sunken lounge built around a firepit, a rooftop lounge and a dedicated barbecue area.

Ten en-suite bedrooms — five with king beds and five with queen beds — all with air conditioning and a ceiling fan. Ten beds in total, and no twin rooms, so the stated capacity of twenty assumes two guests sharing each bed.
