El Gaston is a seven-bedroom villa in Region 15, a gated residential area in the Tulum jungle, and it is built as a piece of theatre. The design leans Roman – castle walls, a chandelier lounge, a Roman bath jacuzzi that seats eight – and then keeps going past anything you would expect from a rental house.

There is a speakeasy bar with a performance stage and theatre balconies looking down on it. There is a cenote-style pool with a waterfall and a stage built into it. There is a bedroom underground, walled in glass, with tropical fish on the other side. Aerial silks and a swing hang somewhere in the middle of all of it.

The house is fully staffed – butler, private chef, concierge, daily cleaning and evening security – and it sits inside a community with 24-hour security of its own. It sleeps eighteen.

Open, layered interiors

Seven bedrooms, seven full bathrooms and two half baths. Air conditioning throughout, a fireplace, and every bedroom en-suite.

The entertainment rooms are the point of the house. A speakeasy bar with a stage and theatre balconies above it. An indoor cinema. A library room built for quiet, and a billiard lounge that is not. A chandelier lounge for formal gatherings, with a koi pond. And the underground suite, glass-walled, with tropical fish swimming on the other side of it.

The kitchen carries a refrigerator, stove, oven, microwave, kettle, blender, toaster, coffee maker, dishes and utensils, and a dining table. Washer, dryer, iron and board on site. Wireless internet throughout. The house is non-smoking.

02 — Outdoor & Pool

The cenote-style pool is the centrepiece, built with a waterfall and a stage set into it, and cabanas around the edge.

The Roman bath jacuzzi seats eight. Bedroom 7 has a private hot tub of its own. A rooftop deck sits above the house with lounge space and jungle views, and aerial silks and a swing are rigged on the property.

The whole thing sits behind the gates of a 24-hour secured community.

03 — Bedrooms

Sleeping for 18

Seven bedrooms, eighteen guests, seven full bathrooms plus two half baths. Every bedroom is en-suite.

Bedroom 1: king and a double sofa bed.
Bedroom 2: king.
Bedroom 3: king and a double sofa bed.
Bedroom 4: king.
Bedroom 5: the owner’s two descriptions disagree – one says king, the other says two queens.
Bedroom 6: queen.
Bedroom 7: king, with a private hot tub.

That bedroom 5 discrepancy matters for a full house. With a king in room 5 the property sleeps exactly eighteen, which is the advertised figure; with two queens it sleeps twenty. We will get the real configuration in writing before a group books at capacity.

The underground aquarium suite is not identified by number in the owner’s material – ask us which room it is if it matters to who sleeps where.

How far is El Gaston from the beach?

A drive rather than a walk. The owner's material gives three different figures - one mile, a five-minute drive, and ten minutes by car - so we will confirm the real number for you before you book. Region 15 is inland, in the jungle behind the town, and a taxi to the beach zone runs around twenty-five dollars each way.

What is the underground aquarium suite?

A bedroom below ground level with glass walls and an aquarium of tropical fish behind them. The owner does not say which of the seven bedrooms it is, so if it matters to your group we will find out before you allocate rooms.

How many guests does it sleep?

Eighteen, across seven en-suite bedrooms. Two of the rooms add a double sofa bed to a king. One caveat: the owner's two room lists disagree about bedroom 5 - king in one, two queens in the other - and the eighteen figure only works with a king. We confirm the real layout in writing before any group books at full capacity.

How do we get around from the villa?

The owner's guide prices it out: ATVs around fifty dollars a day, scooters around forty, car hire between eighty and two hundred, and a taxi to the beach zone around twenty-five. Airport transfers and private drivers are arranged through the concierge. Note that the owner's own advice is that a car is the safest option but awkward in the beach zone itself.
