00 — Overview

Casa W is a newly built eight-bedroom villa in Tulum, one of eight homes inside a gated community called Enclave. It sleeps twenty-six across eight en-suite bedrooms plus a half bathroom, and the rental covers the whole house for one group.

The layout turns on a central courtyard. Wide sliding glass doors open the living areas onto the main pool, which has four daybeds and an integrated hot tub. A second pool, a lap pool, sits on the second floor, and above it the roof is a 2,200 sq ft terrace with a firepit.

That roof is what sets the house apart for events. The owner lays it out for a seated dinner of fifty or more, with space for a dance floor and a raised platform, and offers the villa for weddings, family reunions, yoga retreats and company trips. The community asks guests to keep outdoor noise down after 11pm, so an evening event needs to be planned around that.

A private chef comes with the house, along with daily housekeeping of the shared rooms and a 24/7 concierge. Guests also get access to UMI Tulum Beach Club, an oceanfront club with a restaurant and bar. 01 — Indoor Living

Open, layered interiors

Open-plan living with sliding glass walls onto the courtyard. The kitchen is fully equipped with deluxe appliances, including a dishwasher, oven, microwave, coffee maker and toaster, and a filtered water and ice system serves the house. There is an indoor dining room as well as the outdoor one.

The main living room has an 86-inch smart TV, and each bedroom has a 55-inch smart TV. Sonos speakers are built into the common areas and by the pool. Every room has its own mini-split air conditioning, and two washer-dryer sets handle laundry for a week-long stay.

Power in Tulum comes from a single provider and outages do happen. A backup generator on site keeps the water and wifi running during a long one.

The main pool sits in the courtyard with four daybeds and an integrated hot tub. On the second floor there is a lap pool for proper lengths. At ground level, an outdoor kitchen with a grill, two separate outdoor living areas and an outdoor dining table.

Eight bedrooms, 8.5 bathrooms, twenty-six guests. Every bedroom has its own en-suite bathroom and direct access to the pool area, and there is a separate half bathroom.

Bedrooms 1 to 4: one king bed each. The owner designates one of them as the bridal suite.

Bedroom 8, the family suite: two queen beds and two single bunk beds.

Enclave is a gated community of eight homes and asks guests to keep outdoor noise down after 11pm, so the loud part of the night has to finish by then. And the event terms - guest numbers beyond the house party, vendors, setup - should be agreed with the owner in writing before you book. We will get that for you.

What does the private chef cover?

The chef's service is included. Groceries are paid separately, and there is a menu service fee on top; we send menu options and pricing before arrival so you can plan meals and budget. Daily housekeeping, as the owner describes it, covers the living room, kitchen, shared bathrooms and light trash removal. If you want bedrooms serviced daily, ask us and we will confirm what is possible.

How does it sleep twenty-six?

Four king rooms take eight, three rooms with two queens each take twelve, and the family suite - two queens and two single bunks - takes six. All eight bedrooms are en-suite, with an extra half bathroom. The figure assumes two people in every king and queen, so check the split before you allocate rooms.

What if our group is bigger than twenty-six?
