Casa Koko Iyari is the second house in the Casa Koko collection, an oceanfront eight-bedroom villa in Iyari, Punta Mita, standing on rising ground at the water’s edge with steps down to the cove beneath it. It takes up to eighteen guests and runs with a full house team rather than a visiting one.

The wellness provision is what separates it from most villas at this size. There is a sauna, a steam room, a cold plunge, an ofuro bath, massage cabins, and a gym – not a corner of a room with weights in it, but dedicated space. Yoga, meditation, massage and fitness programmes are arranged around the group.

Alongside that: a cinema room, a games room with a pool table and foosball, a double-line lap pool, a panoramic pool, a jacuzzi, a bar, and an Oaxacan kitchen built around an open-fire oven. Eight bicycles and two six-seat golf carts come with the house.

The shared rooms run to indoor living and dining areas, a cinema room, a games room with a pool table and foosball, and a bar. The kitchen is Oaxacan in style and built around an open-fire oven.

The spa side is unusually complete for a villa: sauna, steam room, cold plunge, ofuro bath and massage cabins, with a gym alongside them.

Two pools – a double-line lap pool and a panoramic pool – plus a jacuzzi, a terrace, an outdoor living area, sun umbrellas and a barbecue.

The beach is reached directly from the property. Eight bicycles and two six-seat golf carts are provided for getting around the estate.

Capacity is eighteen – sixteen adults and two children. Seven king rooms take fourteen adults, and Lluvia holds the remaining two adults and the children. The minimum stay is three nights, or seven over the holiday season.

The house can also be taken at six bedrooms for twelve guests, or any size up to the full eight. Whichever you book, the property is yours alone for the stay, with the same staff and the same run of the house.

How many guests does it take, and is there a minimum stay?

Eighteen: sixteen adults and two children. Seven of the eight bedrooms are kings, which accounts for fourteen adults, and Lluvia - two bunk beds and two full beds - takes the rest. The minimum stay is three nights, and seven nights over the holiday season.
