Casa Eclipse sits in Sub Condominium Pacifico Estates, inside the gated Punta Mita development, facing west over the Pacific. It has ten bedrooms, each named for a beach or surf break on this coast: La Bahia, Tombstones, El Faro, Monuments, Anclote, La Lancha, Burros, Veneros, Litibu and Sayulita. Five are oceanfront primary suites.

The house is set up so a large group rarely needs to leave. Two private pools and two jacuzzis sit on the ocean terraces, with a fire pit and outdoor dining alongside. Indoors there is a spa with a steam room, a cold plunge, two treatment cabins and a pedicure station, a full-size gym, a zen studio, a golf simulator, a games room with billiards, shuffleboard, darts and a PlayStation, and a cinema room with an 85-inch screen. Outside are a bocce court and a pickleball court, plus ocean kayaks, bicycles and golf carts.

Staff includes a chef, a mixologist, waiters, a concierge, daily housekeeping and laundry service. Meals are cooked in the house, but food, drinks and groceries are charged on top of the rent, so budget for provisioning when you compare rates.

Beds suit a mixed group: eight rooms have either a king bed or two queens, Monuments has two singles that can be joined as a king, and Anclote has two queens plus two single bunks, which makes it the natural kids’ room. The house is on several levels with stairs, and the owner does not mention an elevator.

Punta Mita club facilities, including the St. Regis beach club, can be used from the residence, but rental guests pay a per-person access fee, which we include in your quote. Golf at Punta Mita Golf Club, spa treatments, airport transfers from Puerto Vallarta and private events are arranged on request.

The interior is arranged for a group that splits up during the day and comes back together in the evening. A spa holds a steam room, a cold plunge, two treatment cabins and a pedicure station; alongside it are a full-size gym and a zen studio.

The games room has billiards, shuffleboard, darts and a PlayStation, and the cinema room is built around an eighty-five inch screen. A golf simulator sits indoors. The kitchen is a working professional kitchen rather than a show piece, and the champagne bar is staffed by a mixologist.

Two private pools and two jacuzzis sit on the ocean-facing terraces, with outdoor dining and a firepit for the evenings. A bocce court and a pickleball court are on the grounds.
