Casa Eclipse is a ten-bedroom staffed estate in Sub Condominium Pacifico Estates, inside the gates of Punta Mita, with five oceanfront primary suites among its ten bedrooms. Each bedroom is named for a beach or surf break on this stretch of the Riviera Nayarit coast – La Bahia, Tombstones, El Faro, Monuments, Anclote, La Lancha, Burros, Veneros, Litibu and Sayulita.

The estate is built so that a large group does not have to leave it. Two private pools and two jacuzzis sit on the ocean terraces, with a firepit and outdoor dining alongside. Indoors there is a spa with a steam room, a cold plunge, two treatment cabins and a pedicure station, a full-size gym, a zen studio, a golf simulator, a games room with billiards, shuffleboard, darts and a PlayStation, and a cinema room with an eighty-five inch screen. A bocce court and a pickleball court are on the grounds, and kayaks and bicycles are available to guests.

Casa Eclipse is fully staffed. A chef, a mixologist, waiters, a concierge, housekeeping and laundry service run the house during the stay, and the champagne bar is worked by the house team rather than left as a self-serve fixture. Food, beverages and groceries are charged separately.

The interior is arranged for a group that splits up during the day and comes back together in the evening. A spa holds a steam room, a cold plunge, two treatment cabins and a pedicure station; alongside it are a full-size gym and a zen studio.

The games room has billiards, shuffleboard, darts and a PlayStation, and the cinema room is built around an eighty-five inch screen. A golf simulator sits indoors. The kitchen is a working professional kitchen rather than a show piece, and the champagne bar is staffed by a mixologist.

Rates are USD $9,500 per night from May to October and USD $17,000 per night from January to April and again through November and December. Holiday weeks are priced separately with a seven-night minimum: Thanksgiving USD $20,000, Christmas USD $20,000, New Year USD $30,000 and Easter or spring break USD $18,000. A refundable damage deposit of USD $12,500 applies, and a staff gratuity of 10% is recommended.

Do guests have access to Club Punta Mita and the St. Regis beach club?

Punta Mita club facilities are reachable from the residence. From 6 January 2026 the Club Punta Mita memberships cover owners and their personal guests only, and rented stays carry a one-time access fee per person covering stays of up to 30 days: USD $50 for adults and teenagers aged 13 and over, USD $30 for children aged 5 to 12, each plus 16% VAT and a 15% service charge, with children under 5 free. Whether that fee is included in the nightly rate or billed separately is confirmed at the time of booking.
