The house follows the shape of the rock it is built into, which is why it does not read like a large villa on a flat lot. Levels step down with the stone, so what would be one enormous terrace elsewhere is instead four or five distinct outdoor rooms at different heights. With twenty-two guests, that geometry is the entire point — people find their own corner instead of orbiting a single deck.

Eight en-suite bedrooms and ten bathrooms cover a wedding party, three families travelling together, or a company offsite that needs everyone housed together. The property gives you three separate water options — a private beach, an oceanfront pool and a submerged spa — plus a true cinema and a second media lounge, so a rainy afternoon does not collapse the whole group into one room.

Because the villa is set against the rock, the great room and media lounge angle toward the water rather than facing a road. Floor-to-ceiling glass carries the view through both. The cinema is a separate room from the media lounge, which sounds like a small distinction until twenty-two people want two different things at nine in the evening. Stone and timber finishes throughout echo the material the house is built against.
