La Veleta is Tulum in transition — a fast-growing residential neighborhood that’s moved on from pure jungle and dirt roads without losing all of the laid-back, unpolished character that set it apart from the beach road. Calle 7 is the unofficial main street, with local restaurants, bars, yoga studios and boutique shops. It sits just a few minutes from Tulum pueblo, but it’s a ride rather than a walk to the beach, and some streets are still unpaved — dusty in dry season, muddy when it rains — which slows travel times beyond what a map suggests.
What that trade-off buys is space. This is where Tulum’s largest group villas tend to sit — multi-bedroom estates on real jungle lots with private pools, built for celebrations and big families rather than a couple’s weekend, generally at a lower cost per square foot than equivalent beachfront.
