Villa 5 and the Penthouse are separate rentals within Zorba, a guest-only collection of six beachfront homes at KM 9 on the Tulum beach road. Together they offer seven bedrooms for up to 18; Villa 5 alone has five bedrooms for up to 12. They share one building, but there is no inside connection: the penthouse has its own exterior staircase.

Villa 5 sits at the very front of the property with a private pool by the sea. Zorba's larger pool, rooftop patio, yoga studio, games room and beach are shared with guests of the other four rentals, and a guest-only Taco & Breakfast Bar serves food and drinks to order. Housekeeping every day, concierge and night security are part of the stay, and Be Tulum, Nomade, Casa Malca and Nu are a short walk away on the beach.

Open, layered interiors

Villa 5 combines tall ceilings, curving walls and reclaimed wood doors with glass walls that open to the lanai. Its kitchen has generous counters and stools for casual meals, with a handcrafted table for 12. Upstairs, the roughly 1,800 sq ft penthouse has its own kitchen, dining and living space facing the sea. Air conditioning, ceiling fans and fiber-optic wifi throughout.

02 — Outdoor & Pool

From Villa 5's lanai you step into the private seaside pool and onto the beach. The penthouse has its own deck with sea views. Zorba's beachfront has palm shade, loungers and poufs, plus sea kayaks, paddleboards and boogie boards, and the property pool features a wall of falling water.

03 — Bedrooms

Sleeping for 18

Up to 18 guests in seven bedrooms: five in Villa 5 (up to 12) and two in the penthouse (up to 6). Villa 5's beds are three kings, a queen, a double and one set of bunks (two singles). It has four en-suite bathrooms and two powder rooms, so the queen room has an in-room shower and vanity and shares the bathroom on its floor. Two sea-view king rooms upstairs open to a private upper deck. The owner's notes disagree on whether the main-floor room has a king bed or the double with bunks; we confirm this, and the step-free room, before booking. Penthouse, two flights up an exterior staircase: a king bedroom and a queen bedroom with built-in bunks, each with its own bathroom.
