This stunning 8,141-square foot $15 million luxury estate home is situated on a private, secure cul-de-sac in the exclusive Bluffs area of the Kohala Coast. The Beach House at the Bluffs features an award-winning green design, original artwork, with exceptional attention to detail and finishes, from the four luxurious bedroom suites to the chef’s kitchen, to the expansive great rooms, to the home theater, to a massive infinity pool and separate Zen water pond. With plenty of space to unwind both indoors and out (front and back gardens), this is a first-class destination, just minutes from the amazing beaches, restaurants and amenities at the Mauna Kea Resort and the Westin Hapuna Resort Hotel, but utterly private. **Resort amenities are detailed below; please review the planned improvements, as this could impact availability.
The pool, artfully surrounded by lava stone, will please both fun and serious swimmers with its regulation 25 meter length. Two adjacent wading pools (one with a sandy bottom), and a separate jacuzzi a few short steps away, complete the resort feel, and are welcoming to both children and adults.

Hawaii Island Villa Rentals
On the ground floor, each of the three guest suites have ocean and sunset views and direct access to the spacious lanai and pool areas. Each suite contains a spa-like bathroom with two separate sink areas, a shower, freestanding bathtub, plus a private outdoor shower. The second-floor primary suite opens to a large balcony, perfect for whale-watching and night sky viewing or just relaxing in chaise lounges, while the luxurious primary bath opens onto a smaller patio with mountain views. The second floor also boasts another spacious great room.
In true Hawaiian island style, this home tastefully blends indoor and outdoor living spaces, with abundant natural light and plenty of places in the sprawling living space to play games, read and relax or play on the baby grand piano. Fresh orchids grace many of the rooms. Pour a cup of coffee and wander out to the lovely lanai, where tranquil tropical landscaping, plumeria scented air and birdsong await. The comfortable outdoor furniture is every bit as luxurious as the cozy seating indoors. You may want to soak up the sun, enjoy dining outdoors, and watch the spectacular sunsets. The Bluffs area is a private community nestled between two world-class resorts, Mauna Kea and Hapuna, with magnificent beaches. The property is only 300 yards away from Hapuna Beach and 1,200 yards from Mauna Kea Beach, so after your larder is stocked, you may never drive during your entire stay. But the Big Island has so many facets to discover, road trips are encouraged, and a binder of ideas is thoughtfully provided by the owners.
Beaches in Hawaii are public, and we provide boogie boards, portable beach chairs and beach towels. Ocean-front tennis and golf are available as well as drinking and dining, often with live music, in the two hotels.
Guests wishing to access the Mauna Kea Resort amenities, such as the two fitness centers, discounted golf and tennis, reserved chairs and towels at both swimming pools and beaches and receive charging privileges at the Mauna Kea and Westin Hapuna Beach Hotels may pay the current daily fee per family through Mauna Kea Services.
**The final phase of the Mauna Kea Beach Hotel renovation started in February 2025 and is set to be completed later this year. The Mauna Kea Golf Course is now open following major upgrades to its fairways, greens, and bunkers. The Bluffs 22 property is located on the Hapuna side of the resort, near the Westin Hapuna Beach Resort, which is open and not undergoing renovations.
